Pre-Listing Inspection
This comprehensive inspection of a home should be conducted before you officially put the home on the market. We’ll evaluate the condition of most visible and readily accessible areas, identifying the strengths and weaknesses in the property and providing a full report of our findings. Having knowledge of existing deficiencies will put you in a position where you can make any repairs you deem necessary—ensuring that future negotiations with prospective buyers aren’t stalled due to undisclosed issues being discovered during the buyer’s inspection.
New Construction Inspection
This inspection service is aimed at new home construction and should be scheduled before the builder performs a final walkthrough of the property. We’ll assess the readily accessible features and any installed mechanical systems, informing you of any weaknesses, oversights, or safety issues we discover so that you can ensure that your investment is protected before agreeing to final terms.
New Construction Phase Inspections
This inspection service is similar to a New Construction Inspection, except it takes place at several different phases of construction—ranging from pre-foundation to the final walkthrough. We’ll thoroughly inspect the home as progress on the build continues, seeking out potential deficiencies so that they can be quickly corrected before the builders move on to the next phase of construction.
11th Month Warranty Inspection
Having a new home inspected before the original builder’s warranty expires can ultimately save you money, time, and effort. We’ll assess the condition of the entire property, potentially revealing defective areas for which repairs are partially or fully covered under the terms of the home’s warranty.
Home Maintenance Inspection
We’re able to fully inspect a home in an effort to log any existing maintenance issues, helping you create a viable maintenance schedule. We’ll take a look at the home’s structure and all major systems, informing you of potential issues relating to structural damage as well as minor maintenance requirements, such as changing filters on certain systems.
4 Point Inspection
This is an insurance inspection that is often required before you’ll be eligible for receiving homeowner’s insurance. We’ll inspect four critical areas of the property to ensure that they meet the insurer’s minimum property standards—the roofing system, plumbing system, electrical system, and HVAC system.
Loan Draw Inspection
For this inspection service, we’ll begin by looking over the terms of the construction loan that were signed off by both parties. We’ll then inspect the build site at multiple phases, ensuring that no aspect of the build is in violation of the loan agreement—helping to prevent potential litigation that can be a major setback for progress on the construction of the home.
Re-inspections
We can look back over certain aspects of a home’s construction after the seller has agreed to have defective components we identified repaired or replaced. As soon as the seller notifies you that these changes have been put into place, we’ll return to the property to look over the work, ensuring that the components in question have been restored to good condition.
Wind Mitigation
A good home has to be able to withstand severe weather, and this inspection service will make sure that’s the case before you finalize a real estate investment. We’ll carefully assess the wind mitigation features on the property, providing a full inspection report that will detail the features that are currently in place and recommend additional features that are needed in order to adequately protect the home.
Radon Testing
Having your prospective home tested for radon is highly recommended. This dangerous gas is odorless and invisible, requiring professional testing in order to determine whether or not the home contains unsafe radon levels. Our radon tests will provide results quickly, and if the radon levels are deemed to be above a safe threshold, third-party radon mitigation should be arranged before you finalize a home purchase.
WDO/Termite Inspection
Before you close on a home, it’s a good idea to have it inspected for potential termite damage—because oftentimes, termite damage is hidden within the structure of the home. We’ll thoroughly assess the entire property, checking for signs of termite damage and ongoing infestations that may need to be dealt with in order for the home to be turnkey ready.
Water Testing
For this inspection service, we’ll have the home’s well water tested by a local laboratory. We’ll collect the water samples ourselves to send off to the lab, where they’ll be tested for contaminants such as heavy metals, nitrates, nitrites, and pathogenic bacteria.
Commercial Property Inspection
We’re able to comprehensively inspect commercial properties of all shapes and sizes, assessing the condition of the structures and the installed mechanical systems. A commercial investment is a major endeavor, and it’s important to know whether or not there are repair and maintenance issues that will need to be addressed so that you can make an informed decision.
Mold Testing
This inspection service is a thorough evaluation of a home that will determine if there is a mold issue that needs to be resolved so that the living space is safe and healthy for residents.
